Our standard “Assured Shorthold Tenancy Agreement” is for 6 months.
There are special circumstances when we may agree to do a 3 months’ agreement.
This information is required for the sole purpose of establishing if we can grant you a tenancy of our property and will be destroyed if your application is refused. A copy of our Data Protection Policy is available upon request if you wish to see in what exceptional circumstances, we may have to pass on personal information about you if you become a tenant.
Proof of identity with photograph (passport/ driving licence), a copy of your most recent bank statement and a copy of your latest monthly payslip(s). We usually also ask for an employer’s reference or landlord’s reference as appropriate. Additional documentation will be required for nationalities that do not qualify for the automatic right to rent.
As soon as we have received your holding deposit, copies of identity, bank statement, payslip(s) and references, we will agree a moving-in date and time and prepare the tenancy agreement. When this is signed and the balance of the deposit, together with the first week’s rent is paid, you will get your keys.
Check-in times run between 9am and 6pm, Monday to Friday. If you want to move in outside these hours, there is a £75 charge.
During the check-in, the number and condition of all items of furnishings are checked and agreed by both parties and the inventory is signed.
In case of emergency, this whole process can sometimes take as little as 24 hours.
Providing both the landlord and the tenant are in agreement to continue with the tenancy, The fixed tenancy agreement then automatically become a “periodic tenancy agreement” which runs from month to month. You will then need to give us a month’s notice in writing when you decide that you want to move out.

The Landlord or his/her representative will meet you at the property once the room is completely clear of all your belongings and the condition of all items of furnishings will be checked and compared to the number and condition of those same items signed for on the inventory at the time of moving in. Any discrepancy will be discussed. If there is any damage other than normal wear and tear, a charge for repair or replacement may be applicable.
Check-out times are between 9am and 12:00 noon Monday to Friday. If you move out after 12:00 noon, you will be charged an additional day’s rent. Moving out at week-ends incurr a £50 charge.
If there is no damage to the property and no rent arrears, Best Rooms In Bognor will apply to the Deposit Protection Scheme for the entire deposit to be returned to you. The DPS will contact you to obtain your repayment details and then proceed to transfer the money back to you directly. This process usually only takes a few days and no more than 14 days. Please make sure you update them of any changes in contact details as they will not be able to return the deposit to you if they cannot contact you. If there are any deductions from the deposit and part or whole of the deposit needs to be paid back to Best Rooms In Bognor, then you will need to use the repayment ID issued to you by the DPS in order to confirm that you agree to the repayment deductions. This is an internet based procedure and we would do that together. If we cannot agree on how and to whom the deposit should be repaid, the matter is then referred to the DPS who will decide based on the evidence.
If you have paid some Rent In Advance, you will be able to use this amount right at the end of your tenancy providing there are no rent payments outstanding and this has been agreed with the landlord.
